In our line of work, speed and technical precision are critical to preventing water damage from escalating into permanent structural issues or health hazards. Below are the details of our recent intervention at a residential property.

1. The Challenge: Water Ingress and Hidden Damage

  • Location: Chapman, ACT. 
  • The Issue: The property experienced internal flooding caused by a leak through a window frame. Water rapidly accumulated in the carpeted areas, affecting not only the floor surface but also causing moisture migration into the plasterboard walls.
  • Severity:This type of incident requires an immediate response to halt the spread of moisture into structural elements.

2. Technical Intervention and Remediation Process

Upon a thorough inspection, our team identified mould growth beneath the carpet, directly affecting the underlay, the timber smoothedge, and the skirting boards.

Our actions included:

  • Invasive Inspection: Lifting the carpet to map the true extent of the damage.
  • Removal of Contaminated Materials: Safe removal and disposal of the carpet, underlay, and affected timber smoothedge that were no longer restorable.
  • Sanitization: Application of a specialized antimicrobial treatment to eliminate spores and prevent future growth.
  • Air Quality Control: Installation of Air Scrubbers to filter airborne particles and ensure a breathable, safe environment throughout the process.
  • Structural Drying: Deployment of industrial dehumidifiers and high-capacity air movers to extract moisture trapped within the plasterboard and the subfloor.

3. Safety, Compliance, and Results

  • Protection Protocols: Safety is our top priority. All works were carried out following strict biosecurity protocols, including the use of appropriate Personal Protective Equipment (PPE) and specialised masks for mould handling.
  • Timeline: Following an initial “Make Safe” phase to secure the area, the invasive works and disinfection were completed in a single day. The drying and air purification cycle remained operational for 7 days to guarantee optimal moisture levels before final completion.
  • Final Result: All areas affected by mould and cross-contamination were successfully remediated, ensuring the rest of the home remained protected.
